Buying Unfinished Homes
If you are looking to save a lot of money along with buying a new house, then unfinished homes give you a great opportunity. If you buy an unfinished home, your down payment as well as monthly mortgage will be lower than normal. Some times you will find unfinished homes with larger foundations as well. You can easily build on that foundation some time later and save some more money!!
Usually the unfinished homes are left with unfinished first floor. But on some rare situations, you may find unfinished homes with unfinished electrical works, framing, plumbing, roofing etc. Now the question you are going to ask yourself is how much is it going to cost to fix all that unfinished area? Go ahead with the purchase only if you find the projected cost of the unfinished work is within your budget.
If you find the garage in the original plan not to your liking, then you can skip the idea altogether and save some significant amount of money. If you do the same and skip plans to add any attached rooms that were supposed to go in to the unfinished home, you are going to save some more money again. You can double check the plan and always find ways to save some more money. If you go through any planned additions and skip them, you are going to save further more money.
You need to be always aware of the following fact. Every realtor will be trying to make as much money out of any property, in whatever way they possibly can, through the homes they build there. They may let you change a few things of their original plan. But they will not let you change all of their money making ideas. Building homes is one of the biggest businesses out there and is a very profitable one at that. That is exactly the reason behind realtors insisting on building the homes true to the original plan without any change at all.
Checking with your bank to see if they will provide the required mortgage or not for the unfinished home is very important as well. Many banks will ask for proof that the unfinished home is built following the local codes and whether they are in livable condition. They will only give you a mortgage if there is a finished living room, bed room and a bath room. If there is too much stuff to be finished, then the banks may refuse to give mortgage altogether.
If the banks think that they may find it difficult to sell the house in the event of you defaulting, then they may refuse to mortgage it. The banks usually finance the unfinished home if the landscaping and ground floor is done. You could do some of the landscaping yourself and save some money. The banks will be satisfied only if you finish most of the top soil and grass. Most banks have strict procedural rules as which unfinished homes they will finance and which ones they do not. So you need to make sure with your bank to see if the unfinished home you are buying is good up to their standards.
One of the best ways to have your very first home or get a second home is to buy an unfinished home. Unfinished homes give you a chance to keep on building the existing home as per your requirements, the increase in size of your family and your financial strength. A frank discussion with the builder may help you to save some additional income. Once you go over the plans with him, you may choose to avoid the parts which are not necessary for you. By getting an unfinished home, you get the chance to save a lot of money as well as a home to be filled with memories for the years to come.
